Royal Plumbing, LLC offers the following warranties in connection with our work. Conflicting statements on a Company estimate, invoice, or warranty declaration override those stated below. Failure to make timely payment voids all warranties. Note: warranties for subcontracted work are only those of the subcontractor. Customer will be notified, prior to job commencement, of any work not provided by Royal Plumbing.

Residential Repair Warranty

We warranty all repair work for 90 days except for faucet washers or toilet flush valves, in which case the warranty is 30 days.

Residential 1-Year Installation Warranty:

We warranty, for one year, all in-house underground pipe repairs, all piping of 50 feet or greater, and water heater and fixture installations that we supply and install. If the unit fails within that time, we'll fix it, no questions asked, with no parts or labor charge. We reserve the right to pass along any warranty repair to a manufacturer-authorized repair service.

Residential 7-Day Clog Free Warranty:

After any snaking, we warranty your drain to remain unclogged for seven days unless noted separately on the invoice. This warranty is limited to proper clean out access and does not cover lines that have collapsed, are clogged with a foreign object (such as rags, moist wipes, sanitary products), damaged, misaligned, or have been clogged due to negligence. If we suspect a damaged sewer line, we reserve the right to require a sewer camera authorization, at customer expense, prior to scheduling a warranty snaking.

Residential 5-Year Warranty on Sewer Line Replacement:

If we replace your external main sewer, the portion that we replace carries a five-year no clog warranty. There is no warranty if the clog or back up results from a problem either upstream or downstream from the section that was replaced. This warranty covers the sewer repair only. Any other work performed in connection with the sewer repair (such as landscaping or concrete repair), is limited to 30 days.

Commercial Warranty:

We warranty all commercial repair work for 30 days, subject to customer damage and other restrictions stated below. All fixture installations, piping greater than 50 feet, underground sewer repairs, and new or remodel construction carry a one-year warranty.

We offer no warranty on commercial drain clearing for public restrooms or sewer drains connected to public restrooms. All other commercial drain clearing carries a five-day warranty, limited to the same equipment used for the original service, proper clean-out access, and does not cover lines that have collapsed, are clogged with a foreign object (such as rags, moist wipes, sanitary products), damaged, misaligned, or have been clogged due to negligence. If we suspect a damaged sewer line, we reserve the right to require a sewer camera authorization, at customer expense, prior to scheduling a warranty snaking.

No Customer Supplied Material Warranty:

We can offer no warranty on customer-supplied material. Our warranty covers only products and material that we supply. Customers will be responsible for payment on work where the supplied product cannot be completely installed due to manufacture defects, lack of proper material, or incompatibility.

Restrictions:

All warranties are subject to proper product use. Abuse, negligence, or customer inflicted damage voids all warranties. These warranties do not cover events and accidents that result from natural causes and cannot be anticipated and provided against ("acts of God"), from a failure of normal maintenance, or from normal wear and tear. The above warranties cover only repair or replacement. Royal Plumbing, LLC assumes no responsibility for resulting damages. This warranty excludes all incidental and consequential damages. The use of another company as to any Royal Plumbing, LLC work voids our warranty. All warranties are non-transferable.

Concrete Removal:

Because a concrete slab's thickness may be unknown, as well as what may running through it, Royal is released from all liability, and customer indemnifies, defends, and holds Royal harmless for all damage to utilities or other "items" that are buried within it, provided that the damage was not intentional or was necessary for the job. An example of an excluded risk is electrical conduit or wiring running through the concrete slab.

Sewer or other excavation:

Due to the nature of excavation, it is often impossible to predict a final scope of work. As such, the following terms and conditions apply. Further, we may require a signed, job-specific, acknowledgement and / or waiver:

Limitations:

Unless specified, Royal is not responsible for repairing or re-pouring any broken concrete or stone as a result of the job, power washing paved surfaces, the grading of the resulting mound, or the watering, weeding, and growth of grass or other flora.

Special Considerations:

It is often the case where the sewer pipe, and thus the excavation, are close to the house resulting in risks of excavation adjacent to the structure within 45 degrees from the footing support. Royal is released from all liability, and customer indemnifies, defends, and holds Royal harmless from damages to the structure provided that the damage was not intentional or due to carelessness.

Unmarked utilities:

Royal is released from all liability, and customer indemnifies, defends, and holds Royal harmless, from all damages to landscaping, concrete, concrete block, or any private, or otherwise unmarked utilities including any lawn irrigation systems. Customer agrees to pay Royal for any necessary repairs to unmarked utilities, regardless of how the damage occurred, provided the damage was unintentional or required for pipe access.

Payment terms

  • For residential work, payment is due upon invoice receipt and is deemed late after seven days.
  • For commercial repair work, payment is due upon invoice receipt and is deemed late after 30 days.
  • For commercial contracted work, payment is due within 14 days of invoice receipt and is deemed late after 30 days.

Late payments are subject to a nonrefundable $30 rebilling fee. Bad checks incur a $50 bad check fee.

Customer agrees to pay Royal Plumbing all expenses, including reasonable attorney fees, should Royal Plumbing institute legal proceedings for the payment of its bill. Customer consents to jurisdiction and venue for any legal proceedings in the Oakland County, MI courts.

Definitions for wording on estimates and invoices are as follows:

Air Test: includes proving temporary connections for a snifter valve and capping piping to allow for a pressure test.

Backfill: includes, unless specified, refilling the excavated hole or trench with the same dirt or fill that was in place prior to excavation. This may often leave a mound because standard backfill excludes compaction.

Break, Saw cut, Remove or Re-pour Concrete: Unless specified, all concrete is priced at 3.5-inch depth.

Excavate first 10-feet of pipe: includes machine excavation of up to 10 linear feet of pipe at a maximum 8-foot depth, within the customer's property. Excluded is any work in the City Right-of-Way, and any remediation to the excavated area beyond backfilling the hole.

Hand Excavation: includes excavation, without the use of machinery, and, unless otherwise specified in an estimate, to a depth not to exceed 12-inches. For jobs requiring substantial underground piping, the excavation is included to allow for the most upstream fixture to be buried at a 12-inch depth.

Install additional outlet for:  includes up to 4 linear feet of additional ½-inch piping, and other than the case of rain heads, the outlet is mounted on the same wall as the shower diverter and includes the finish installation of the trim. This term is typically used to describe the installation of additional shower outlets for use in handheld shower sprayers, body sprays, rain heads, etc.

Install new or replace water heater: includes up to 18-inches of hot and cold water distribution piping, the installation of the relief valve pipe, the disconnection from the old unit, and the connection to the new unit of the existing gas piping as well as the exhaust (smoke) vent. Excluded is any water distribution piping for any other fixtures (e.g. humidifier), the replacement of any gas piping beyond the nipple to the water heater or the replacement of any exhaust piping.

Install new rough & finish plumbing for: includes up to 10 linear feet of hot & cold water distribution piping as well as fixture drain piping to the stack or branch line. Also included is the installation of sinks and toilets. Additional flanges or wall carriers (e.g. Toto toilet flanges) incur additional costs. Excluded are vent stacks, stack vent roof termination, and the repiping or installation of soil or waste stacks beyond 10 linear feet of piping from the fixture outlet. Also excluded is the installation of other fixtures such as bathtubs, vanities, or specialty fixtures.

Minimum Delivery: includes delivery of sand, topsoil, gravel, limestone fill or other aggregate, typically for backfill or bedding, of less than 3 cubic yards.

Permit Fee: Includes an estimated permit price from the local municipality as well as a $150 administrative charge for the permit application and a $150 charge to arrange for, and often be on on-site for, each inspection.

Remove & reinstall, Remove & reset or Install new (fixture): includes the fixture removal for remodel or other purposes and the reinstallation of the same fixture utilizing the same piping. Excluded is any repiping beyond a sink trap. "Install new" excludes the removal of the old fixture.

Shoring: unless specified, includes one section of hydraulic vertical shore, with or without 2 sections of 4-foot by 8-foot modular wooden brace.

Standard Shower Pan: includes the installation of a membrane style pan with a 3.5-inch threshold, limited to four 90-degree corners, and with a maximum area of 2,500 square inches. Excluded are built in seats, non-standard drain saucers, and specialty shower systems (e.g. Schluter systems).

Standard Roll-in Type Shower Pan: includes the installation of a membrane style pan without a 3.5-inch threshold, limited to four 90-degree corners, and with a maximum area of 3,000 square inches. Excluded are built in seats, non-standard drain saucers, specialty shower systems (e.g. Schluter systems)

Standard Shower Pan with seat: includes the installation of a membrane style pan with a 3.5-inch threshold, limited to four 90-degree corners, with a maximum area of 2,500 square inches, and a built-in seat up to 900 square inches. Excluded are non-standard drain saucers, specialty shower systems (e.g. Schluter systems).
